Honest answers to the questions buyers actually ask.
Are the long-distance trains to Madrid and Bilbao running?+
Not at weekends, on the terms Renfe sets out. Its works notice says the Alvia between Bilbao, Logrono and Barcelona and the Intercity between Madrid and Logrono are replaced by bus across twenty-seven weekends, from the 22 of November until December of 2026, while Adif renews the catenary on the Logrono to Miranda de Ebro stretch. The notice carries no publication date of its own, so we quote its dates as it prints them. It says nothing about weekday services, and we make no claim about them either.
Which population figure should I use for Logrono?+
Name the operation, because INE publishes two of them for the same date. Its Censo Anual de Poblacion gives 151,681 residents at 1 January 2025, and the padron count of official population figures gives 152,150 at that same date. The two are not reconciled and no factor converts one into the other, so pick one, say which it is, and never divide a count taken from one by a total taken from the other. We use the Censo Anual throughout this page.
Is La Rioja the province or the region?+
Both, and that is a real trap rather than a quibble. La Rioja is a single-province autonomous community, so the same territory is published at two tiers. INE prints the label for the community and for the province identically, separable only by internal code, and the figures match at 326,803 residents at 1 January 2025 on the Censo Anual. Nothing breaks numerically, but the citation should still say which tier it means. On this page, La Rioja means the province unless we say otherwise.
How many foreign residents does Logrono have?+
It depends which question you are asking, and INE publishes both answers for 1 January 2025. On nationality, 19,261 residents held a foreign passport. On country of birth, 26,719 were born outside Spain. The largest group flips between the two bases: Colombia leads on birthplace with 4,610, Rumania leads on nationality with 4,452. The next largest by birthplace are Rumania, Pakistan, Marruecos and Bolivia; by nationality, Colombia, Pakistan, Marruecos and Venezuela. Those country rows come from tables that publish no foreign total of their own.
What do the July 2026 asking prices show?+
Nine Logrono districts carry a price in Idealista's July 2026 sale report and four more are listed without one. Every figure is an asking price rather than a sale price: Idealista's own methodology says the index reflects the offer price, not the final transaction price. Most priced districts rose over the year, but Zona Avda. de Madrid fell clearly and Cascajos - Piqueras edged down, so a single district figure is not a city trend. The municipality figure sits below the highest Idealista has recorded in this series.
What is the weather actually like in Logrono?+
The normals we could source are AEMET's for station 9170, Logrono Aeropuerto, whose printed municipality is Agoncillo rather than Logrono, covering 1981 to 2010. They give an annual mean of 13.9 degrees, 405 mm of rain across 66.6 days of a millimetre or more, 2305 hours of sunshine, 58.1 cloudless days, 29.2 frost days and 34.6 foggy days. One caution on method: a request for this station code once returned another city's station page, so we discarded it and took these values from the corrected refetch. A miss is not evidence that nothing is published.
Which hospital covers Logrono?+
Rioja Salud names Hospital Universitario San Pedro in Logrono as the reference hospital for the single health area of the autonomous community of La Rioja. The same service describes an influence population of about 260,000, with a further 60,000 referred in from the Hospital de Calahorra area. Worth knowing where that sentence lives: the health service's own directory page for San Pedro makes no reference-hospital statement at all, and the usable wording is on a clinical service page instead.
Does Logrono have Cercanias, a tram or an airport?+
Here is what we established and what we did not. Logrono does not appear among Renfe's Cercanias nucleo URLs and we found no nucleo page for it. We established no tram service for the city; the only tram operator page we read covers the Basque networks. We retrieved no Aena passenger figure for Logrono in this pass. All three are things our search did not return, and none of them is a statement that the service does not exist.
What are the costs of buying property in Logroño?+
When buying property in Logroño, budget for property transfer tax (ITP) of 7%, plus roughly 3-4% in notary, land registry and legal fees. Agency commission is usually paid by the seller. On the mainland and the Balearics, new builds pay VAT (IVA) of 10% plus AJD stamp duty instead of ITP. Transfer tax is set by La Rioja rather than nationally, and reduced rates can apply for main homes and younger buyers.
What are the ongoing costs of owning property in Logroño?+
Annual property ownership costs in Logroño include IBI (property tax) of 0.4-1.1% of cadastral value, community fees (for apartments), rubbish collection tax (basura), utility bills, and property insurance. Budget approximately 2-4% of property value per year for all running costs. IBI is set by the town hall of Logroño within a national band, so it is municipal rather than regional.
What taxes do I pay when selling property in Logroño?+
When selling property in Logroño, you pay capital gains tax (plusvalía) on the profit at rates of 19-26% depending on the gain amount. Non-residents have 3% of the sale price withheld at completion. You may also pay municipal capital gains tax. Main residence exemptions may apply for residents over 65. Capital gains tax is national, so it is the same in La Rioja as anywhere in Spain. Plusvalia municipal is set by the town hall of Logroño and has had two calculation methods since the 2021 reform, so ask your lawyer which one is cheaper for you.
Can I still get a Golden Visa by buying property in Spain?+
No. Spain withdrew the Golden Visa property investment route in April 2025, so buying in Logroño no longer leads to residency. Non-EU buyers who want to live in Spain apply for a separate permit instead, most often the non-lucrative visa (proof of income and private health insurance) or the digital nomad visa (remote work for non-Spanish clients). Ask an immigration lawyer which route fits your situation before you buy.
Transfer tax rates as of August 2026. Rates are set per autonomous community and do change. Confirm the current figures with a Spanish lawyer or tax adviser before you budget.
